Perfect for families of all ages, this delightful cottage sits in the heart of the High Weald Area of Outstanding Beauty. Located on the owners' farm, within walking distance of the pub at Bodle Street Green (150 metres), it’s the most wonderfully quiet location with a pond right outside your front door home to many resident ducks. The property is ideally placed for entertaining the children at the Herstmonceux Science Centre (3.5 miles) or Drusillas Park (12 miles) and not far from Bedgebury Pinetum (15 miles) with its Go Ape tree top walk. The area is known as 1066 Country, and the historic town of Battle (9 miles) is home to an abbey and the battlefield where the infamous Battle of Hastings took place. For a day out at the seaside, visit the Victorian seaside town of Hastings (14 miles) with its RIBA architectural awarding-winning pier and historic 'old town' where a working fishing fleet still lands their catch today. Neighbouring St Leonards has become a trendy hotspot with many independent shops, restaurants and bars to explore.

This is a home full of character with chunky exposed beams and wooden furniture adding to the country cottage feel. Entering the ground-floor open-plan living space, you are greeted by a lovely double-height room with cosy underfloor heating. The lounge area has lovely, comfy seating, a TV, and glass patio doors opening to the front of the property. The well-equipped kitchen/diner comes complete with everything needed to feed the family at home. There are two inviting bedrooms on the ground floor, one with a king-size bed and a wet room adjacent, the other with twin beds and a en-suite wet room. Up steps from the twin room is another twin room which comes with its own stylish en-suite shower room.

Outside, access between the car and the house is completely flat. There is a paved area to the front of the barn with its own outdoor seating from which to watch the wildlife on the pond and enjoy the countryside views beyond.

This property is in an ideal spot for touring places of interest in E Sussex. It was ideal for my disabled husband with every amenity catered for. It is furnished to a very high specification & had everything needed for a comfortable holiday & lovely surrounding countryside. Although we are all able-bodied, we could see the care and attention put into making this an accessible cottage and would definitely recommend this to friends who are less mobile. A very peaceful and beautiful location.

It's a great home for me Disabled wife and myself. The Holt family is very hospitable and very friendly. Only the Friday changeover day is no longer possible for us because of the great pressure at the Channel Tunnel and the roads in Belgium and the Netherlands. maybe that can change to Saturday as changeover day.
